As you know, we are always working to improve our systems and processes. We want to make sure that we communicate effectively. And we focus on making our processes efficient for everyone involved. That is why we have started using Property Meld to manage all maintenance requests and projects for our Owners, Vendors and Renters.
Ray Hespen, CEO and Co-Founder of Property Meld, say this on LinkedIn, “Destroying the old way and driving the world towards the new. Maintenance shouldn’t be so hard.”
We understand that change can be hard. Here is a quick story that does a good job of proving this truth.
We were recently on the phone with a new renter who needed to open a maintenance request. We explained that we use Property Meld to manage maintenance requests. The initial reaction from our renter was, “I have to remember ANOTHER username and password?” We understand that reaction. Once we got them set up with their username and password, we walked them through their Property Meld dashboard and how the system works. And that’s when their tone noticeably changed. “Wow. This is actually a cool system. Everybody knows what is going on. I can see how this will help you manage maintenance requests. Okay, fine. I’m on board!” :)
Property Meld allows us to communicate directly with our Vendors, Owners and Renters with email or text messages. Everyone can see what they need to see throughout the process. This is a big step forward in terms of transparency and efficiency when it comes to work orders and handling maintenance requests.
For the renter, there is an AI assistant called Max that helps them submit a maintenance request. They are able to type in their request, and Max will have a conversation about things to try to solve the problem and if that isn’t working, Max will help them create a “Meld”, or service request. (And if you want to bypass Max, you can go straight to typing up a service request.)
Submitting a non-emergency maintenance request
If you are a current renter, Here is where you log in to submit a service request. And if you are not yet set up on Property Meld, please email propertymanagers@home4rent.com so that we can get you set up.
If you have an emergency maintenance request
For emergency maintenance issues like no heat, no AC, or water that won’t stop running, please call 913-469-6633 and follow the prompts to reach maintenance.
We really like Property Meld. It has definitely helped us to improve communication and transparency when it comes to maintenance requests and projects!
