Before and After: The WOW Factor

By Paul Branton, Director of Investor Services for Home Rental Services

After an 11 year occupancy with the same tenants, one of our properties just received a major facelift. Of course after about 7 years or two tenants, we expect the carpet and paint will need to be refreshed. But after 11 years in a 34 year-old house, it was time for a bit more than the basic turn.

Instead of just replacing carpet for carpet, we opted to go with a more durable Luxury Vinyl Plank flooring (LVP) on the main level. Why? Those areas tend to see more wear and tear from foot traffic. In addition to the LVP for better wear, we opted for a lower pile carpeting on the stairs and hallway so that it will also last longer.

While those were great improvements both aesthetically and practically, the biggest and best improvement was the primary bathroom transformation. We took dated and drab to current and fab! We wanted to create a statement and give this house a WOW factor so it didn’t become just another “recycled rental” with new carpet and paint but outdated everything else.

Before

  • Out with the mismatched floor/wall tiles!
  • Out with the bathtub that only a 4 year old can soak in!
  • Out with the seashell light fixtures!
  • Out with the original shower tile and stained base!

After

  • In with the MATCHING TILE… the floor, tub surround and shower surround!
  • In with the ADULT sized bathtub…. an eye catching free standing tub, no less!
  • In with a GORGEOUS tile shower with matching tile base.

These kinds of transformations are exciting to see. This bathroom is now the WOW factor at this house and will be the reason it stands out in the crowd of rental homes!
