17 years and 7 tenants. That’s the story of this property in a nutshell. We’ve been managing this property since 2007 and in that time it has transitioned through 7 tenants. The typical turn has been quick and only involved some painting and cleaning. But after 17 years, it was time to give the place more of a renovation than a refresh.
Paint, Flooring, Appliances and More
If you’ve lived in the same place for long enough, you’ve learned that high traffic areas and carpet do not make great companions. So when this 1,154 sqft. one level property came due for new flooring, we knew that vinyl plank flooring was going to be the way to go as the best long term option. It had tile in the bathrooms, and sheet vinyl in the entry and kitchen, but carpet in the living area, hallway and bedrooms.
While we typically like having carpet in the bedrooms, this layout and the size of the bedrooms just made the vinyl plank a better option. Why? It’s likely the carpet would quickly show wear in numerous places. So, we kept the tile in the bathrooms and installed vinyl plank everywhere else.
In addition to new flooring in this unit, we updated all the appliances to stainless steel, refinished the shower surround and gave it a fresh coat of paint on the walls, trim and doors.

The outgoing tenants were paying $1,245/m and these improvements will bring the property up to the current market range of $1,495-$1,595/m. Cheers to the next 17 years!
